The university dorm is essentially a youth community. Students are legal adults, so codes allow schools to offer one- to six-bed layouts. The “upper-bed, lower-desk” module is the sweet spot: sleep above, a 1.5 m-wide study station below, all within 2 m². Each resident gets two USB-A and one Type-C port, plus a 4000 K reading light for all-night essays. Bathrooms are “semi-private”: one dry-wet pod shared by four to six rooms, cutting wait time while preserving privacy. With no curfew, 24-hour access is by card; night management relies on energy-use data instead of human patrols. Procurement is run by the campus logistics office and includes student representatives, so aesthetics, price and brand equity weigh equally—manufacturers can offer coloured panels and custom hardware. Replacement is gradual: mattresses every four to five years, frames every eight to ten years, allowing partial renewal without shutting the whole building. This “high-freedom, semi-community” model lets a university carry out only two localized refurbishments over 18 years while continuously staying attractive to each new intake.
